Reservoir District: 146 Townhomes Planned at McMillan Site Look For Final Design Approval

Ten years later, plans to construct nearly 150 townhomes at DC's most hotly debated development site appear to be moving forward.

EYA submitted a revised concept application to DC's Historic Preservation Review Board (HPRB) this month for final concept review of 146 townhomes planned at the redevelopment of the McMillan Sand Filtration site (map) at North Capitol Street and Michigan Avenue. To give a sense of how long plans have been in the works for this development, HPRB gave initial concept approval of the rowhouse development back in October 2013.
The plans for the townhouses are largely the same as when that approval was given, with slight adjustments and refinements to the exterior cladding materials of the rowhouses, as well as a few other minor revisions.
Included in the plans filed with DC for the final concept approval is a new name for the McMillan site. Instead of referring to the parcel as "McMillan", the filings are now calling the site the "Reservoir District."
Last September, Mayor Muriel Bowser announced the sale of the 25-acre McMillan site to Vision McMillan Partners, a development team consisting of EYA, Trammell Crow, and Jair Lynch. The sale helped finally move forward redevelopment plans that will create more than 600 new homes, restaurants, and full-service grocery store, as well as plans for an 8-acre park.
