Parkfairfax’s open spaces make all the difference

Staying close to Metro and to employment center in Alexandria, Arlington and downtown Washington keep two expansive condominium communities forever in sight of purchasers. Fairlington (largely in Arlington County), and Parkfairfax (in the City of Alexandria 22302) each offer similar options, prices, and location. So, why do some choose Fairlington and others choose Parkfairfax? This week, we’ll talk about the latter,and next week its neighbor Fairlington.

Parkfairfax, 1,684 units on 132 acres on the southside of Quaker Lane and I-395, features large expanses of open spaces between the buildings that are site on sloping hillsides. A lot of terrain change is evident, so the units offer wide range of views and vistas. The community offers a range of units sized from one to four bedrooms, but the mainstay is the 2 bedroom 1 bath Madison model of which there are 444 in the community and that generally sell for around $300 – 325,000.

John Welch, realtor with Remax Alliance’s John and John Team, notes that the 930 SF unit is always on the upper floor and is reached by a ground level doorway that ascends to an entirely upstairs living space. In the same general price range is the Lincoln Model, highly desirable because of its patio and it commands similar sales prices to the Madison. Welch has just listed a Madison model for sale at 1109 Beverly Drive, in a very quiet end of the Parkfairfax community adjacent to woodsy single-family neighborhood of Beverly Hills.

The ground floor units, such as The Lincoln, feature direct access to patios and garden spaces.

Why Parkfairfax over Arlington’s Fairlington just next door? Welch thinks it’s about the open space. He notes that Parkfairfax has an unusually large amount of open space, over 1/3 of its 132 acres, which is more than evident looking out of the windows of its homes. “It’s 11 units per acre,” noted Welch, which is less dense than Fairlington.

Another bonus in Parkfairfax: gas for the hot water is included in the condo fee. The fee also covers the use of the three pools, water, trash pick-up, the weight/exercise room and a 4-bay car washing station – a huge asset in removing what we hope will be the last of this winter’s road salt as spring rolls closer.
