In this week’s edition of NoVa Best New Listings, we look at an Alexandria rambler surrounded by water, a loft-style one-bedroom condo in Arlington, and a mansion in North Arlington’s Country Club Hills that has what is quite possibly the nicest breakfast nook in the area.

A North Arlington Mansion With A Tricked-Out Breakfast Nook

Breakfast nooks are an oft-hyped feature in real estate listings, but the nooks themselves frequently don’t live up to billing. Over the years, they’ve joined granite counters and finished basements as a standard, expected feature, something barely worth highlighting. This Venetian-style North Arlington mansion, however, has a game-changer as far as eat-in kitchens go. With its bright colors, circular shape, giant window and chandelier, it’s a breakfast nook fit for an Italian contessa. The area is, like the ivy tromp l’oiel painting that brightens up a steep staircase and the gold fixtures in the bathrooms, the sort of fun,over-the-top touch that one would expect of a mansion on Venice Street.

King Street Rambler Surrounded by Water

It’s not on an island, but this three-bedroom 1950’s rambler has a small fish pond in its backyard, and it sits directly across the street from the Chinquapin Recreation Center, which holds the only city-run indoor pool in Alexandria. The home also has a kitchen with butcher-block counters and a copper back splash and range hood, and parents with sleepy teenagers prone to tardiness will appreciate the fact that its a stone’s throw from the front door of T.C Williams High School.

Loft-Style Condo with Den in Arlington

In New York City and San Francisco, a windowless room barely large enough to fit a twin bed is considered a spacious second bedroom. Although the DC real estate market is slowly gaining on those regions in terms of exorbitant prices, we still have the decency to call even tiny bedrooms “dens.” In the case of this Arlington condo, the den is quite nice—it has the same modern light fixtures and wood flooring as the rest of the unit, and also has its own large closet and adjacent half-bath. In a larger city, it would practically qualify as a master suite.
