As it markets the condominiums at the Brooks, an 89-unit building in-progress at The Parks at Walter Reed development (map), Urban Pace is rolling out virtual reality (VR) technology which combines the simulated fly-over videos associated with new developments, with the virtual tour technology associated with active (and fully completed) listings. The tool shows prospects where units are located along the exterior of the building, and also walks them through the rendered interior of that individual unit.

The tool allows prospects to see how the building and shadows will look at various times of the day and in various seasons, as well as an approximation of what the view of the immediate neighborhood would be from each window. The virtual tour program also offers an updated glimpse at the remainder of the 66-acre redevelopment, including some of aspects that haven't been reported on until now.

The historic power plant on the site is expected to be adapted into a brewery, as seen in the renderings below. Several shipping containers will form the structure of an Arts Park with additional restaurants and retail. The immediate area will also have a public pool behind the brewery and the Great Lawn adjacent to The Brooks will have a rose garden with gazebo and pergola-covered walkway.

The Brooks is expected to deliver by the end of next year, and The Hartley, which would anchor the Town Center portion of the development with 323 apartments above a grocery store and other retail, is anticipated to break ground this year.

Additional renderings are below.

Correction: The article previously identified the firehouse as a likely site for a brewery; it is the power plant on the campus.
