Map Amendment Looks To Pave Way For Final Phase Of DC's Northwest One Project

The final piece of DC's Northwest One project could be moving forward as the result of a recently filed zoning application.
MRP Realty is applying for a map amendment with DC's Zoning Commission to facilitate the third phase of Northwest One, a three-building development that will deliver a total of 600 to 650 largely affordable apartments to North Capitol between K and L Streets NW (map) once completed. CSG Urban Partners and Taylor Adams Associates are also part of the development team.
If approved, the map amendment will change the zoning for the site -- currently a surface parking lot -- from MU-4 to MU-9A, which allows for high-density, mixed-use development near a central employment area. The third phase is a 10-story residential building with approximately 180–233 mixed-income residential units, including replacement units for tenants of the Temple Courts building.
After a development team was chosen in 2017, Northwest One finally broke ground five years ago, and the first phase -- a 220-unit, seven-story building at 2 L Street NW -- has already delivered. The second piece of the project will likely deliver in the coming months.
With completion of all three phases, NW One will provide a total of approximately 640 mixed-income residential units, with a mix of market-rate units, units reserved for households earning a maximum of 60% of median family income (MFI), and units reserved for households earning a maximum 30% MFI.
