Home Sellers In The DC Region Saw Record Profits Again In 2024

DC-area home sellers realized record profits for the third year in a row in 2024.
The year-end report from ATTOM Data Solutions released on Thursday showed that sellers in the region saw average profits of $179,000 in 2024 compared to $165,000 in 2023 — an 8.5% year-over-year increase.
“After a weak 2023, the U.S. housing market mostly rebounded nicely in 2024," Rob Barber, CEO at ATTOM, said. "Prices went back up at a healthy clip and homeowners continued to make some of the best profits on sales in the past 25 years."

Sellers in the DC zip codes of 20015 (Chevy Chase DC, Barnaby Woods) and 20016 (Spring Valley, AU Park), along with the Bethesda zip codes of 20815 and 20816 saw the highest gains by dollar amount, with average profits exceeding $450,000. The DC zip code of 20008, that includes sections of Forest Hills and Woodley Park, saw the highest percentage gains in profits of 78%.
While home seller profits rose in the DC region, they slid in the country as a whole.
"The downward investment-return trend continued despite the median national home price rising 5 percent to yet another annual record of $350,000," the report stated. "Margins fell back as the increase in home values failed to keep up with larger price spikes recent sellers had been paying when they originally bought their homes."
Note: The report calculates seller gains as the difference between the median sold price for the quarter and the previous median sold price of those same units that sold.
