Home Feature: Spanish Colonial breaks with the Arlington norm

Arlington’s 22207 zip code carries a steep price, due its location straddling a long stretch of Potomac River shoreline and proximity to most major routes into downtown Washington. The Yorktown High school, with its high achieving college bound population, covers the majority of this zip code, so finding a single-family home at or below the median price here can be a challenge, as the close-in location and its solid stock of high quality single-family houses make this consistently the most costly zip code in Arlington County. January 2011 saw the median list price at $949,000 and the average sale price at $752,000 and trends appear to be heading upward soon.

This week’s house features in this district is a Spanish Colonial in the Lee Heights neighborhood at 4644 24th Street North. The home distinguishes itself in three ways: it has a large lot with expansion potential, distinctive architectural style, and is priced under the average 2011 sale price for the zip code. The home was built in 1925, continuously updated, and features three bedrooms, two baths, a fireplace, hardwood floors, and rests on a level 1/5- acre lot. The residence is cradled on a quiet street just off Old Dominion Boulevard with quick access to Chain and Key Bridges. Distinctive features include plaster archways, niches, and a second floor balcony. Windows have been updated, as have bathrooms.

This is one very level property, particularly given Arlington’s many hills.

Arlington’s standard two-story brick Colonial has some stiff competition here. And this house on North 24th Street won’t make you feel like you are lost in the suburbs, as it is within walking distance to the Lee Heights Shops with the famous Pastries by Randolph, Arrowine (Arlington’s spacious and knowledgeable wine store), and a Starbucks.
