Historic Anacostia Building To Be Reborn As Part Of 14-Unit Mixed-Use Project

A new five-story mixed-use building is headed to Anacostia's Martin Luther King Jr. Avenue corridor, with the developer proposing to convert a long-vacant, century-old commercial building into part of a larger residential project.

Diamond Ridge LLC is behind the plans for 2412 Martin Luther King Jr. Ave. SE (map), where the developer wants to rehabilitate the existing two-story building at the addess — vacant for decades — and build a new five-story structure on the adjacent vacant lot next door. Eustilus Architecture designed the project, which calls for 14 family-sized units (eight two-bedrooms and six three-bedrooms) above a ground floor with two retail spaces. Half of the units would be set aside as affordable housing, and the roughly 900 square feet of retail space would be prioritized for Ward 8 small businesses or organizations. 

The proposal includes a three-story rear addition to the historic 2412 building, with upper floors stepping back progressively. The new five-story building next door would be clad in brick, topped by a fifth floor set back five feet and wrapped in paired one-over-one windows throughout.

The project goes before the Historic Preservation Review Board for conceptual design review today.
