This week, UrbanTurf continues its 2016 update on what is in the residential development pipeline throughout the DC area by looking at the larger scale projects planned just east of the H Street Corridor.

Douglas Development plans to build 13 apartments and 4,106 total square feet of ground-floor retail at 1151 Bladensburg Road NE (map). The three-story project is designed by Core Architecture, and is scheduled to deliver next year.
Capital City Real Estate has plans across the street from Hechinger Mall at 1701 H St NE (map) for a 180-unit mixed-use development.
Eight percent of the residential units will be set aside as affordable housing; the ten-story building will also deliver over 14,000 square feet of retail and underground parking for 45 vehicles. The WDG Architecture-designed project is expected to be completed in 2018.
Valor Development filed an application late this summer to replace the Trinidad Baptist Church at 1611 Benning Road NE (map), just east of the Starburst intersection.
The seven-story planned-unit development, called The Valvaere, will furnish 303 residential units along with a fitness center, community garden, and 100 below-grade parking spaces. PGN Architects designed the building, which is tentatively set for an early-2018 delivery.
2101 Benning Road NE
This past August, S2 Development purchased the tire shop at 2101 Benning Road NE (map). They plan to break ground in 2018 to construct a five-story building with a cellar level and 31 residential units; Bennett Frank McCarthy Architects is designing the building.
Late this spring, Mi Casa won the rights from the Department of Housing and Community Development to develop 1613-1633 Kramer Street NE (map) in Rosedale.
The non-profit is currently in the process of signing a disposition agreement with the city, which will pave the way for the team to construct 12 net-zero units — six pairs of 2-story townhouses, each with three bedrooms and 1.5 baths. Every house will also have a front porch, rear patio, and a secured parking space accessible from the rear alley. Inscape Studio is the architect of record.
