We are not prone to make bold statements here at UrbanTurf, but we think that this installment of Deal of the Week may be the best-priced two-bedroom unit on the Hill currently. The 900 square-foot two-bedroom unit on 11th Street has an interior with exposed brick, a wood-burning fireplace, and the original hardwood floors as well as a spacious living room. The real amenity of the listing, however, is the large outdoor deck off the back of the unit.

A similarly-sized unit in the five-condo complex sold for above $400,000 last year, and that was without the additional square footage offered by the back deck. The open house was fairly packed last weekend, so we suspect that it won’t be too long before this one is under contract.

    The bedrooms are a touch small, but the living room and deck make up for it. I looked at it as well as four other two-bedrooms this past weekend and this was definitely the best bargain.

    What exactly are you getting for $225/month condo fee?  I think condo fees distinctly crush the value of these townhouse conversion condos.

    I pay $187/month condo fee for my 850SF 2 bedroom condo in a 4 unit townhouse conversion.

    Here’s where my money goes:


    building insurance (I only pay 15/month for condo insurance personally, but I think the building insurance is around $100/mont)

    trash collection (this costs us around $130/month.)

    and a small part of it is put in reserve

    All in all, it’s not so bad.  I was looking at condos in Gtown and glover park that had $500/month condo fees that literally got you nothing but a rooftop deck (no gym, no other common area but a small lounge, no pool, no front desk, etc)..
