DC Region Draws Gen Z Renters, Job-Seekers As Millennials Leave Town, Report Finds

In somewhat surprising findings, the DC region is emerging as one of the most sought-after metros for Gen Z movers, according to a new Redfin analysis of migration patterns.
The report found that the region posted a net inflow of 8,631 Gen Zers, making it the second-most popular destination for the generation nationally, trailing only San Antonio. The finding places the District ahead of other fast-growing hubs like Austin and Nashville.
A separate Redfin and Glassdoor analysis referenced in the report ranked Washington as the best big U.S. city in the country for recent college graduates, weighing factors like career prospects, housing affordability, and quality of life. Redfin's researchers frame the trend as generational: while Gen Zers are chasing career opportunity and social scenes, millennials—who are older and often further along in homebuying decisions—are more likely to prioritize affordability and space, which helps explain why DC shows up on their list of departures rather than arrivals.
That contrast is one of the more striking findings in the report: the DC region is simultaneously a top magnet for Gen Z and one of the metros millennials are most commonly leaving, with a net outflow of 12,364 among that older cohort. The report suggests this reflects the region's role as a launching pad—younger workers arrive for entry-level opportunities, while millennials who've established their careers move on, often in search of larger homes or lower costs, as their families grow.
Notably, one of the most common millennial routes out of the region is a short hop to Baltimore, suggesting many aren't leaving the D.C. area altogether so much as seeking more affordable housing nearby.
