DC-Area Inventory Hits Highest 7-Year High In July As Buyer Activity Cools

The DC-area housing market ended July with more homes on the shelf than shoppers willing to bite.

According to Bright MLS's July 2026 Housing Market Report, The number of listings on the market reached 11,431 last month, according to a new Bright MLS report, an 11% increase over July 2025 and the highest inventory level since 2019. Even so, closed sales were flat from a year earlier, while new pending sales fell 4.2% year-over-year to 4,202 and showings dropped 4.7%.

The numbers point to a market where sidelined shoppers are outnumbering serious ones. Overall home tours across the region were down even as listings rose, suggesting a pullback among casual buyers. The report attributes the resilience at the top of the market to high-end buyers who are less sensitive to rates and price, while first-time buyers continue to be affected by high 6% interest rates and economic conditions — a dynamic that's kept home prices climbing to $650,000, up 1.6% from last July, even as sales volume stalls. 

Local jurisdictions tell a mixed story. Arlington County posted one of the sharpest price gains in the region, with home prices up 16% year-over-year to $823,000, even as closed sales slipped 5%. Fairfax County remained the region's volume leader with 1,148 closed sales, essentially flat from last year, while Frederick County saw closed sales jump 17.3%. The District continued to carry the region's highest months of supply, at five months, alongside a 30-day median time on market — both signs of a slower-moving urban core compared to close-in suburbs.

"More moderate-income and first-time buyers are feeling the pinch from rising mortgage rates and economic uncertainty," the report found. "Rates could rise further as we head into the fall, with slower-than-expected sales activity in the third quarter."
