DC-Area Home Sellers See Near Record Profits In 2025

Even with a flat sales pace, DC-area home sellers realized near record profits in 2025, per a new report.
The year-end-report from ATTOM Data Solutions released on Thursday showed that sellers in the region saw median profits of $172,000 in 2025, down just slightly from the record profits of $175,000 in 2024.
“Home prices kept climbing in 2025 even as affordability challenges intensified for households across the country,” said Rob Barber, CEO of ATTOM. “While sellers continued to command record prices, profit margins have been declining for three consecutive years since peaking in 2022, suggesting the market may be gradually normalizing after a period of strong returns.”
Sellers in the DC zip codes of 20016 (Spring Valley, AU Park) and 20008 (Forest Hills, Woodley Park), along with the Bethesda zip codes of 20815 and 20816 saw the highest gains by dollar amount, with median profits exceeding $475,000. 20016 saw the highest percentage gains in profits of 65%.
In addition to prices, one of the main reasons that profits remain at record levels is that homeowners are staying put longer than ever. The median home ownership tenure in the DC area came in at 9.3 years in 2025, the highest level on record.
Note: The report calculates seller gains as the difference between the median sold price for the quarter and the previous median sold price of those same units that sold.
