Best New Listings: Three Northwest Units at Three Very Different Price Points

In this week’s Best New Listings, we look at a Columbia Heights penthouse with a radically contemporary interior, plus two more traditional units in Lanier Heights and Mount Pleasant. Because of the holiday weekend, there’s less on the market this week, so we chose to focus on a tight geographical area.

An Ultra-Modern Renovation in Columbia Heights
This penthouse in Columbia Heights was renovated to resemble a modern unit more at home in Europe than in a historic rowhouse in DC. Every finish and appliance was clearly selected to a high standard. Because of that, the unit comes at a premium, with a higher price per square foot than you’d usually see in this area. In addition to that consideration, the kitchen is pretty small. But the living room and master bedroom’s floor-to-ceiling windows, and the unit’s roof deck, may make up for it.

A Cozy One-Bed in Lanier Heights
This one-bedroom is on the second floor of The Ontario, a historic Beaux Arts co-op building in Lanier Heights. The unit’s fireplace, built-in bookshelves and historic details, plus the relatively roomy bedroom, make it appealing for the right person. But the tiny kitchen will likely make buyers wish ardently for an open-concept layout.

- Price: $379,000
- HOA Fee: $633/month

A Two-Story Unit in Mount Pleasant That Feels Like a Rowhouse
Just northwest of the Ontario is this garden-level unit in Mount Pleasant that feels like a home. The condo is accessed via a winding stone path leading to a door on a covered porch, where a large, open-concept living and dining room is anchored by a red brick fireplace. The updated galley-style kitchen has several openings that make it feel like part of the same room. The home makes use of lots of overhead lighting to make up for the lack of light in the unit, which may be a dealbreaker for some buyers. The two bedrooms are spacious, but the bathrooms look like they could use updating.
