Ask An Agent: How Can I Find a Good Home Inspector and Title Insurance Company?

In this week’s installment of Ask An Agent, a reader inquires about how to go about finding a good home inspector and title insurance company. Coldwell Banker’s James Andrew Sands offers up some insight.

Question: I am in the process of looking to buy a home and was wondering how I should go about finding a good home inspector and title insurance company? I know that there are a lot of options, so should I just go with the one recommended by my agent, or should I do my own research? Honesty is appreciated! Thanks.

Answer: This is a great question. Personally, I have found the most success with inspection companies that offer various experts who specialize in one area (plumbers, electricians, roofers). These specialists are either direct employees of the company, or subcontractors. In either case, they have only one area of expertise, as opposed to one inspector who wears several different hats.

Having several experts come in also saves valuable time in the actual inspection. Be careful, though, because some companies may also try to solicit making repairs. You should be sure that a successful inspection — not trying to sell you more work — is their primary interest.

As for a title insurance company, I always advise my clients to select and retain a reputable real estate attorney [instead of a title company] from the outset of the buying process for several reasons. The main reason is that the attorney can handle and best advise you on any issues regarding title, but can also conduct the closing. Also, it is wise to have an attorney involved from the beginning who has knowledge of the entire transaction just in case any issues arise. If you decide to use a title insurance company, make sure they have an attorney on staff.

By all means, always do your own research and work with the people that you know, trust and are most comfortable with.

    Usually when an agent recomends an inspection company that employs several so called experts in their field, what the really mean is “The inspection will not take as long so I’m not wasting my time. How does the client learn anything if there are several people running around inspecting different things, who does the client listen to and learn from. To find the best inspector find the one who has thousands of inspections under their belt, has been in the inspection business for many years and takes ther time addressing all of your concerns regardless of how long it takes. Many agents have the clients best interest in mind when they refer an inspector, but many only have their own interest in mind. Contact ASHI at http://www.ASHI.org and interview a few inspection companies in your area and choose the best one with the best credentials that meets your needs. That’s the way to pick an inspector.

    I think there was some confusion about my answer that I would like to clarify.  I stand by my years of successfully advising my clients to work with Inspection companies that employ experts in their one particular area of expertise.  Why would you not work with an expert in that field, who specializes in that one particular area?  These are huge and potentially very costly items, plumbing, electrical, roofing, etc.  Who doesn’t want an expert advising them on the state of each one of these items?  If you needed brain surgery would you go to a brain surgeon, or your family practitioner?  I have found in my long history of dealing with several different Inspection Companies that it is much wiser to use several experts in one area, than one person attempting to know a little about a lot. 

    My clients are also always very well versed in all of the issues found in the home by the actual Inspection Report emailed and hand delivered to them by the Inspection Company when the inspection was completed.  They were more than welcomed to ask any questions or learn more about any items that they were curious about. 

    The added bonus of saving time was just an additional perk of having a team of specialists come out in symphony to expertly inspect your future new home.  ( By the way it doesn’t save the Realtor time, some do not attend Inspections.  It saves the CLIENTS time. ) And really, don’t we all like to have the best job done, in least amount of time?
