After a Big Spring, the DC-Area Housing Market Eases Into Summer

The spring housing market went out with a bang in June — but there are signs that the DC region is settling in for a slower summer.
There were nearly 5,300 closed sales across the region in June, a 4.4% jump over June 2025, according to the latest report from Bright MLS out today. Those buyers paid up: the median price hit $675,000 last month, a 3.8% year-over-year increase and just short of the area's all-time high. Homes are still moving quickly, going under contract in a median of 11 days — one day faster than a year ago.
Buyers finally have more to choose from, and it shows. A total of 5,452 new listings hit the market in June, up 3.7% from a year ago, and there were 11,168 active listings at month's end — a 9% year-over-year increase that pushed the region's supply to 2.69 months.
But the added inventory hasn't translated into more deals in the pipeline: new pending sales were essentially flat compared to last June and dropped 8% from May, suggesting that high prices are starting to sideline some house hunters. The condo market is feeling it most, with pending condo sales down 14.7% year-over-year.
The picture varies across the region. Arlington County posted the metro's biggest price gain, with the median sold price up 16.2% to $859,950, while Fairfax County led the region in sales volume with 1,434 closings, an 8.3% annual increase. In the District proper, closed sales rose 7.2%, but the median price slipped 1.2% to $700,000, and at 5.22 months of supply, DC remains far and away the region's best-stocked market for buyers.
“The Washington DC metro area housing market was resilient in the first half of 2026, with buyers more active than they were during the uncertainty of early 2025,” the report stated. “While underlying demand remains strong, the region’s housing market is likely to cool in the second half of the year, as affordability remains a constraint on the market.”
