In this week’s Above Asking, UrbanTurf takes a look at properties that sold above their list price within a week of coming on the market.

A Charming Georgetown Rowhouse for $46K Over Asking
It’s rare to find a home for under $1 million in Georgetown these days, which may be why this home flew off the market so quickly and still climbed above its original asking price. The two-bedroom Cecil Place property has great curb appeal but clocks in at only 860 square feet over its three floors. The kitchen and dining room are on the second floor of the three-story house, and the master bedroom overlooks a courtyard. Extras include a wood-burning fireplace and a patio out back, but no parking. It sold for $46,000 above its original listing price of $779,000.
- Address: 1041 Cecil Place NW (map)
- List Price: $779,000
- Final Price: $825,000
- Bedrooms: Two
- Bathrooms: 1.5
- Days on Market: Four
- Listing Agent: Lenore Rubino, Coldwell Banker Residential Brokerage

$23K Over for a Two-Bedroom Rowhouse on The Hill
This Capitol Hill rowhouse has a great interior, including a fireplace surrounded by built-in bookshelves in the living room. It found a buyer in under a week who paid more than $20,000 above the list price, perhaps because of the updated kitchen and back patio.
- Address: 403 Kentucky Avenue SE (map)
- Price: $595,000
- Final Price: $618,000
- Bedrooms: Two
- Bathrooms: One
- Days on Market: Six
- Listing Agent: John Smith, Prudential PenFed Realty

A Takoma Park Craftsman, $71K Over Asking
It’s easy to see why this yellow Takoma Park craftsman, which sits on a lot with a matching yellow shed and large trees, fetched more than it was asking. The house is redone with attention to historic details, like the main bathrooms’ black-and-white tiled floor and footed tub. The basement and kitchen were both redone on this property. The only con? The home has just one full bathroom, and some of the bedrooms look cramped.
- Address: 51 Elm Avenue, Takoma Park, Md. (map)
- Price: $620,000
- Final Price: $691,000
- Bedrooms: Three
- Bathrooms: 1.5
- Days on Market: Five
- Listing Agent: Meg Finn, Long & Foster Real Estate
