A Nearly 1,800 Unit Development Pitched For Former Key Bridge Marriott Site

A huge new vision has been floated for the former Key Bridge Marriott site in Rosslyn.
Quadrangle Development Corporation (QDC) has revealed plans for Potomac Overlook, a major redevelopment of the 5.5-acre Key Bridge site. Working as a development consultant for a lender holding defaulted mortgage debt on the property, QDC is reimagining the parcel with a transit-oriented development with approximately 1,775 residential units across five buildings plus a 200-room hotel.
A key feature of the project is that it is designed as an extension of Gateway Park with substantial open space that includes bike and walking paths connecting to the Custis Trail and Gateway Park, along with seating areas, landscaping, and public art. In addition to QDC, the development team includes DCS Design, Vika Virginia, LLC, and Federal Airways & Airspace.
The last few years have been tough for this parcel. The Marriott hotel closed in the summer of 2020 and fell into disrepair. New owner Woodbridge Capital Partners had redevelopment plans for the site, but those stalled due to financial issues. The hotel was condemned by Arlington County in 2023, and in 2024 the county declared it a public nuisance before returning it to the owner for demolition in January 2025. It was ultimately demolished last fall.
