A First Look at the 26-Story Tower Planned For Middle of Downtown Bethesda

New renderings offer a first look at one of the largest residential towers planned for downtown Bethesda.

The Pinkard Group has filed updated plans with images for the redevelopment of 7201 Wisconsin Avenue (map), where the developer plans to demolish a seven-story office building and deliver a 26-story, 450-unit apartment tower in its place. SK+I Architecture is designing the new building. 

SK+I's design has evolved considerably since the project first surfaced earlier this year, following a pair of meetings with the Bethesda Downtown Plan Design Advisory Panel in March and May. In response to the panel's feedback, the cantilevered southwestern corner was scrapped, and the building now features a curved corner treatment at Wisconsin Avenue and Willow Lane, along with a series of step-backs at the fifth, seventh, nineteenth and twenty-third floors. A pair of wings on the eastern side of the building — one 23 stories, the other 19 — are intended to break up the massing. The project would reuse the existing building's below-grade garage foundation, resulting in an updated underground parking facility with up to 366 spaces.

At street level, approximately 5,000 square feet of retail would anchor the corner across from the planned Farm Women's Market Civic Green, with up to 7,000 additional square feet of potential retail depending on market demand. 

The development will go back before the Design Advisory Panel next week.
