630 to 570 Units: A Slight Change Of Plans For Arlington's Americana Hotel Development

The big residential plans in the works for the Americana hotel site in Arlington are changing a bit due to the state of the regional apartment market. 

A new filing for JBG Smith's redevelopment of the former hotel at 1400 Richmond Highway (map) with Arlington County shows that the by-right 19-story building is now looking to have 572 apartments as opposed to the original plan for 639 residential units.

"Since the Site Plan's approval, market conditions have changed," the filing stated. "In response, the latest Americana design would change to reduce the total unit count from 639 units to 572 units." As a result of the revised unit count, the parking requirements for the development, designed by bKL Architecture, would change to 240 spaces, as opposed to 394. 

JBG Smith acquired the hotel in late 2020, not long after it closed its doors. A site plan for the project was approved earlier this year.
