3,000 Units, 20 Acres of Open Space: Zoning Change Looks to Pave Way For DC's Biggest Development

Plans continue to move forward for one of the largest new developments on the boards in DC.
Late last week, DC's Office of Planning applied for map and text amendments that would allow for an 80-acre portion of DC's 272-acre Armed Forces Retirement Home campus (AFRH) (map) to be developed into a mixed-use extension of the surrounding neighborhood.

The amendment would create new special purpose zones for Zone A at the AFRH. The creation of these zones would help pave the way for nearly five million square feet of development, including over 3,000 residential units (15% of which will be affordable), roughly 300,000 square feet of retail and hospitality uses, up to one million square feet of traditional and medical office space, and over 20 acres of open space. Madison Marquette and Urban Atlantic will co-develop the site.
Last summer, the National Capital Planning Commission (NCPC) approved an amendment to the 2008 master plan of the Armed Forces Home. The revisions included an increase in density for the to-be-developed parcels, as well as more flexibility in the development program for the site. The new iteration of the plan also included significantly more residential development.
The proposed map and text amendments will go before the Zoning Commission in the coming months.
