Nothing Above 500 Square Feet: 28-Unit Studio Apartment Project Planned For Woodley Park

While there was talk this week of expanding the number of family-sized units in DC, a new residential project on the boards for the center of Woodley Park is going in the other direction.

Recently filed plans with the Historic Preservation Office show a plan to restore and build out a property at Connecticut Avenue and Calvert Street into a 28-unit development made up entirely of studio apartments. The existing four-story building at 2607 Connecticut Avenue NW (map) is sandwiched into a row of restaurants. As proposed, the development plan would retain the exterior facade and side walls while constructing a rear extension.

The new building, designed by CORE architecture + design, would be five stories plus a cellar level, delivering 28 studios ranging in size from 399 to 491 square feet. A set-back at the fifth floor would create a shared outdoor roof terrace and a separate green roof with mechanical equipment.

The plan would also landscape the front of the site to align it with the neighboring restaurants’ sidewalk seating areas. There will be storage units and bike storage on the cellar level and two parking spaces provided at the rear of the building.
