$2.5 Million and Up: Luxury Home Sales Rise 25% in DC Area in 2025

It has been a good start to the year for high-priced homes in the DC region. 

Home sales north of $2.5 million are up 25% so far in the area, according to data from Bright MLS. The sector that saw the biggest jump was the $5 million+ segment, where sales rose 30%; sales of homes in the $2.5 million to $5 million range rose 25%, year-over-year.

While much of this sales surge is related to a bump from the incoming administration at the end of last year, pending sales in the upper price brackets -- meaning homes to go under contract this year -- are also up about 15% in 2025 compared with the same period in 2024.
