21 Spacious Units at Key Bridge: The New Plans for the Georgetown Exxon Site

At this time in 2014, EastBanc was securing concept approval for a 27-unit residential building that would replace the Exxon Mobil station at 3601-3607 M Street NW (map).

Three years later, the gas station site is under new ownership and the planned development has undergone some design changes. The new development team, led by Altus Realty Partners with architect Handel Architects, has submitted altered designs to the Old Georgetown Board (OGB) for concept approval in early June.

As originally planned, the development dubbed Georgetown Hillside, was going to be a 26-28 unit condo development. In its new iteration, the Hillside Residences will be a 21-unit, five-story residential building. Two below-grade levels would provide 47 parking spaces, including some tandem spaces. Amenities range from a rooftop pool deck and lounge areas to a yoga studio and fitness room to a communal wine cellar.

Changes to the design include:

  • A glass vestibule added to the residential lobby.
  • Slight adjustments to color and quality of building materials.
  • A portion of the ground and second floors on the northwest corner expanded to be flush with floors 3-5.
  • A retaining wall on the north side of the rear yard has been lowered by 10 feet (although the option is on the table to add an upper wall at a later time), and
  • Interior units have new layouts based on changed market conditions and the preferences of the new ownership.

By DC standards, the residential units will be spacious. The two one-bedrooms will be almost 1,200 square feet, the 6 two-bedrooms range from 2,315 to 3,115 square feet, and 13 three-bedroom units will be sized from 1,883 to 4,387 square feet. All of the units have outdoor space, large walk-in closets, bonus library rooms or offices and a minimum of two bathrooms; multiple elevators throughout the building will open directly into each unit.

The most-recent iteration of the design looks very similar to the second option presented in 2014, as seen in the additional renderings below. The OGB hearing is scheduled for June 1st.
