218 Units, 10 Stories: Trammell Crow Files Revised Plans Off Fairfax Drive

Plans for a new apartment building a quarter mile from the Courthouse Metro have gotten a bit smaller.
Trammell Crow Residential filed formal plans with Arlington County this week for a 10-story, 218-unit multifamily building at 1200 North Wayne Street (map), about 30 fewer units than it proposed in a conceptual filing last December. The 85-foot-tall building would replace 16 rental townhouses and surface parking just north of Fairfax Drive, between Courtland Towers, the Williamsburg Condominium and the Arlington Condominium.
The team revised the project after county staff reviewed the concept plan. In addition to reducing the unit count, the developer refined the building's massing and tapering to fit the surrounding area better. Parking has also been scaled back, from about 205 spaces in the concept plan to 170 spaces on three below-grade levels reached from Fairfax Drive. The garage would be built into the hillside so it isn't visible from the street. That would also make the building look shorter, so it doesn't appear taller than its multifamily neighbors on North Wayne Street. SK+I Architecture designed the project.
The proposal for the new multi-family development is just the latest residential project pitched in Arlington. Here are a few others proposed in the last year or so:
