A massive mixed-use development is on the boards a short walk from Fort Totten Metro station.

EYA has proposed a development that would deliver restaurants, retail and up to 185 townhouses to a vacant lot at the intersection of Riggs Road and South Dakota Avenue NE (map). About 20,000-30,000 square feet of retail space would create a "podium" along Riggs Road, delivering a restaurant on either side of what is now envisioned as a 10,000 square-foot retailer location. Mushinsky Voelzke Associates designed the project.

At least 65 townhouses will sit on the podium and the remaining 98 or more townhouses will be in ten rows at-grade with South Dakota Avenue. There will be two levels of below-grade parking with 152 spaces as well as private parking for  at-grade townhouses. There will also be 54-68 long-term bicycle spaces and 14-19 short-term bicycle spaces. 

The new development will be located across the street from Fort Totten Square, a 350-unit apartment building that sits atop a Walmart.

The 172,230 square-foot site is primarily zoned MU-4 and has a portion zoned R-2. The applicant is seeking to have the MU-4 zoning applied to the entire parcel, as well as to have some relief from side yard requirements. A Board of Adjustment hearing has not yet been scheduled.
