One of the last undeveloped parcels in Germantown's Seneca Meadows Corporate Center could soon fill in with rooftops instead of office space.

Pulte has filed plans to build up to 176 residences on an 11-acre parcel within Seneca Meadows, one of the last two undeveloped sites in the roughly 156-acre mixed-use campus.

The site sits in the southwest quadrant of the site (map), across the street from the recently approved 72-unit Seneca Meadows I townhouse community. The developer’s new plans call for a mix of 102 townhomes and 74 two-over-two stacked flats, including 22 moderately priced dwelling units. The layout consolidates open space into three areas: a public-facing green along Seneca Meadows Parkway, a linear park along the main internal street, and an internal common park.

If approved, the project would be built in a single phase, joining a corporate campus otherwise built out with office, research, retail, and restaurant uses, including a Wegmans-anchored shopping center

The development will go before the Montgomery County Development Review Committee later this month.
