14th and Wallach Project To Be Built With No Parking

After gaining the final approval to move forward from the Board of Zoning Adjustment (BZA), Madison Investments will be building a 60-unit apartment project at the northeast corner of 14th and Wallach Place NW with no parking.

As we reported last week, the design has received the green light from the Historic Preservation Review Board. The final step before construction was receiving a special exception from the BZA to build the project without any parking.

The proposal was controversial within the community: at a September meeting of the ANC 1B Design Review Committee, a group divided over the parking issue failed to pass a motion to support the project.

However, the full ANC later supported the plan.

“Although there was vocal opposition to the project, there were many more who voiced their support and to whom we are truly grateful,” Barry Madani of Madison Investments told UrbanTurf.


One supporter was Zahra Jilani, the ANC member who resides over the single member district where the project will be built.

“We need to show our support for something like this,” said Jilani in September. “U Street development is not sustainable; there is no more space for cars. You have to attract people to stay in these buildings who don’t have cars.”

To ease concerns of residents, Madison Investments will be prohibiting tenants from acquiring residential parking permits, so the new residents will not add to the street parking crush. They will also be providing tenants with credits towards car share, bike share and public transit.

    This is great.  I live around the corner from here, in a rowhome with 2 parking spots that I never use.  So my thinking is that not only will this development clean up one of the last remaining eye sores on our block, I’ll make a mint renting out my parking spaces!

    Great for the developer, but if it turns out all the predictions of a parking nightmare come true, the devloper isn’t the one who will suffer.  Only time will tell which side is correct, and unfortunately, if it turns out the include-parking people are right, it will be too late to do anything.  We shall see.

    Good for them!  We should stop subsidizing parking in the city and make people face the true cost of owning a car.  If parking is valuable enough, developer with build it - that’s the free market!  That way people have the choice to live an energy efficient life without subsidizing other lifestyles that are less efficient.

    Reading the reports I think the point here was they could not physically put the parking in due to the historic buildings, so it was never a question of parking vs. no parking. it was building something vs. not building something. So my thoughts are thank goodness they are building something

    if thats the concern, use the revenues for affordable housing. Or social or employment services. Or to cut taxes (like the sales tax) that hit the poor. 

    Are there really any low earning folks in market rate housing near 14th and Wallach who own cars? 

    Or is this really using poor people to protect the interests of affluent homeowners?

    Great news—would like to see this become more of a trend. And if parking becomes a big issue, surely some enterprising capitalist will built a parking garage somewhere for the right price. We really need to get away from this mentality of parking being a right or entitlement.
