While Butterfield House looks like it has been in Capitol Hill for years, the red-brick development was actually built from the ground up in 2007 on the site of a former gas station.  However, it fits in so well with the row houses of the neighborhood, that it is almost impossible to tell that it is new construction. Butterfield House has been cited by the National Building Museum for its design, and may soon be added to DC’s Best Address book. Add in the fact that the prices are dropping on the remaining six units, and you have some of the most attractive condos on the market in DC. 

Butterfield House is located at 1020 Pennsylvania Avenue SE (see map here) on the corner of 11th Street and Pennsylvania Avenue. It is in the heart of Capitol Hill and just two blocks from Eastern Market and ten blocks from the Capitol and Library of Congress. In fact, you can see the Capitol looming at the end of Pennsylvania Avenue when you are on the steps of Butterfield House. WalkScore gave the address a score of 97 out of 100, making it worthy of a “Walker’s Paradise” designation. 

Butterfield House is a six-story, red-brick Victorian mansion with 28 individual condo units. The property was designed by Sassan Gharai of Bethesda-based SGA Companies. On the firm’s site, Gharai noted that the traditional design of Butterfield House was inspired by the Gothic revival work of English architect William Butterfield.

Of the 28 total units, six are still on the market: two one-bedrooms, three two-bedrooms, and one three-bedroom. The units range in size from approximately 500 square feet to 2,000 square feet.
