Four Points Development and Curtis Investment Group will combine eight lots along Martin Luther King Jr. Avenue and build around and behind existing properties. The finished product would include 130 residential units, retail and/or office space and a theater. Marshall Moya Design is the project architect. Most of the existing properties at the address will be retained, but a print shop addition at 2021 Martin Luther King Jr. Avenue SE will be demolished as well as a one-story accessory addition to 2007 Martin Luther King Jr. Avenue. The Anacostia Playhouse would also be razed, but re-built as part of the new development. The main residential building would rise about six stories and include 124 apartments and be built in an H-shape. There would also be six townhomes as part of the project. The housing would include market-rate and affordable units, and there are plans for live-work spaces for artists.
