What $$ Buys
What $1M Buys You in the DC Area
$1 million is lottery money to most people. Unfortunately for a lot of DC area zip codes, it also represents the average listing price for homes currently on the market. However, from the looks of the four properties profiled in this article, you can get your money’s worth both inside and outside the DC borders.
- 2,314 square-foot, 3bd/2.5ba condo unit right across from the Washington Hilton in Dupont Circle
- 2,900 square-foot, 3br/3ba townhouse in the heart of Capitol Hill
- 1,918 square-foot, 4bd/3.5ba house just inside the Beltway in Bethesda
- 3,930 square-foot, 5bd/3.5ba arts and crafts home in Arlington
3,930 square-foot, 5bd/3.5ba arts and crafts home in Arlington
Location
This property is in the Highview Park neighborhood of Arlington (see map here). It is about a mile from Ballston and about two miles from downtown Arlington. The closest Metro is the Ballston orange line and there is a transit bus that comes through the neighborhood about every 30 minutes that will take you to the stop.
DescriptionThis home was custom built for the owner in 2005. It was built on an enormous lot that is just south of 10,000 square-feet and the backyard is over half of that square-footage.
The floorplan is wide open on the first floor and that, combined with the windows and nine-foot ceilings, give this property a “beach-house” feel. The kitchen has soapstone counters and stainless steel appliances, as well as an island that can comfortably fit three people.
Upstairs, the house has a master bedroom with a large master bathroom. There are three other small bedrooms on the second floor, and the basement has the two additional two bedrooms, commonly referred to as the “in-law” suite.

AmenitiesEnormous back yard and accompanying patio, two wood-burning fireplaces, central A/C.
Bottom LineThe price on this house was reduced by $80,000 recently and the seller is “extremely motivated” to sell the property, according to an area broker. Translation: You can probably get a lower price than the listing.

Nice, but really one floor, even all redone for one mill seems a bit steep. It’s only location that gets this in the ballpark and its still not walking distance to Metro and not a great lot. This one seems a bit overpriced.
The initial comment was in regards to the Bethesda property. Truly, on the Capitol Hill property meets the bill with Arlington a close second. In truth, in the ‘burbs if you are going to spend a million it’d seem worth it to either pull back just a bit or shop around more. There’s a lot out there for one million that really looks like it. In DC, you either get these ridiculous condos that IMHO are for those that don’t like to lift a finger or wonderful old row houses and town homes like found in Capital Hill and upper G’town. Those, the latter, you could plop one million down, fell good about and have something that really merited the money. But that’ IMHO.
