What $1M Buys You in the DC Area

$1 million is lottery money to most people. Unfortunately for a lot of DC area zip codes, it also represents the average listing price for homes currently on the market. However, from the looks of the four properties profiled in this article, you can get your money’s worth both inside and outside the DC borders.

Location

This townhouse sits almost equidistant from the Eastern Market and Capitol South Blue and Orange lines, and about a five-minute walk from The Capitol itself (see map here). It also sits across the street from Seward Park.

Description

Built in 1900, this townhouse has been almost entirely renovated. The completely renovated kitchen which has all new granite countertops and appliances leads out to a patio, and features a small island where people can eat. The kitchen leads into the dining room, and the dining room then leads to the living room. There are hardwood floors throughout the house, three working fireplaces, and all the bathrooms have been redone.

There are three bedrooms on the second floor, and the master suite has a sitting room with a wood-burning fireplace.

The lowest level features a recreation room and storage. The rec room could easily serve as an additional suite for, say, the in-laws, but it currently houses a pool table, fireplace, wine cooler and bar, so it is no doubt living up to its name.

Bottom Line

The owner of this house put a good deal of work into it and now is relocating. An addition was put on to the kitchen bringing the total square footage for the property to approximately 2,900 square feet. That puts the price per square foot well below the DC average, making this house a pretty good deal.

    Nice, but really one floor, even all redone for one mill seems a bit steep. It’s only location that gets this in the ballpark and its still not walking distance to Metro and not a great lot. This one seems a bit overpriced.

    The initial comment was in regards to the Bethesda property. Truly, on the Capitol Hill property meets the bill with Arlington a close second. In truth, in the ‘burbs if you are going to spend a million it’d seem worth it to either pull back just a bit or shop around more. There’s a lot out there for one million that really looks like it. In DC, you either get these ridiculous condos that IMHO are for those that don’t like to lift a finger or wonderful old row houses and town homes like found in Capital Hill and upper G’town. Those, the latter, you could plop one million down, fell good about and have something that really merited the money. But that’ IMHO.
