What $1M Buys You in the DC Area

by Mark Wellborn

$1 million is lottery money to most people. Unfortunately for a lot of DC area zip codes, it also represents the average listing price for homes currently on the market. However, from the looks of the four properties profiled in this article, you can get your money’s worth both inside and outside the DC borders.

2,314 square-foot, 3bd/2.5ba condo unit right across from the Washington Hilton in Dupont Circle

Location

This property (see map here) is on the corner of 19th and U Streets in DC, at the top of Dupont Circle and right across the street from The Washington Hilton.

Description

This huge three-bedroom condo sits in the building that was formerly the Chinese Embassy. The true gem of the property is the enormous wood paneled living/dining room that looks like the lounge for a “shi-shi” athletic club. The room features 20-foot ceilings and a working fireplace.

All three bedrooms are on the lower level of the property. Two of the three bedrooms can fit a good deal of furniture while the third room is on the smaller side and could serve most efficiently as an office (it has its own private entrance). If there is a downside to this property, it is the kitchen which is on the small side for this size property, and does not have a lot of counter space.

Price: $973,500
Square Footage: 2,314
Price Per Square Foot: $420
2007 Taxes: $8,032
Condo Fee: $800

Amenities

Large enclosed outdoor patio, washer and dryer, central A/C, two tandem parking spots plus additional guest parking. The tennis courts and pool are available for use at the Hilton across the street.

Bottom Line

The main selling points of this property are the huge living/dining room, the outdoor patio, the parking spaces, and its close proximity to virtually any downtown DC destination. All these things result in a price per square foot that is $45 above the DC average.

Nice, but really one floor, even all redone for one mill seems a bit steep. It’s only location that gets this in the ballpark and its still not walking distance to Metro and not a great lot. This one seems a bit overpriced.

The initial comment was in regards to the Bethesda property. Truly, on the Capitol Hill property meets the bill with Arlington a close second. In truth, in the ‘burbs if you are going to spend a million it’d seem worth it to either pull back just a bit or shop around more. There’s a lot out there for one million that really looks like it. In DC, you either get these ridiculous condos that IMHO are for those that don’t like to lift a finger or wonderful old row houses and town homes like found in Capital Hill and upper G’town. Those, the latter, you could plop one million down, fell good about and have something that really merited the money. But that’ IMHO.
