What $$ Buys
What $1.5M Buys You in DC Proper
A million and a half bucks can get you a nice home in DC these days. However, that amount of money does not go as far as one would think. Aside from one home, the properties profiled in this article are not particularly large or luxurious. In fact, none are ostentatious at all, a surprise considering the price tags. However, for one reason or another (location, cutting edge design, notoriety), the following residences all justify their hefty asking prices.
- Co-op in a Building Whose Name is Synonymous with "Scandal"
- 3,000sf Townhome in Swank Georgetown Community
- Custom Home in DC's Suburbia
- Ultra-Modern Townhouse a Block From Dupont Circle
Co-op in a Building Whose Name is Synonymous with "Scandal"
Location
This co-op is located in DC’s Foggy Bottom neighborhood at 700 New Hampshire Avenue (see map here) in the Watergate. The complex is no longer the same place where a few late-night flashlights made the careers of two reporters and took down a sitting president, but Condoleezza Rice is a current resident, so it still appeals to DC’s political elite.
DescriptionThis apartment is meant for someone who has unique taste and likes to entertain.
The living room has a very open floor plan, marble floors, and a wall of windows that provide sweeping views of the Potomac and Roosevelt Island. There are built-ins along one wall of the room, but the true gem is the 120-foot private balcony that wraps around the entire apartment.
The kitchen is nothing special. Small and narrow for the size of the rest of the unit, it does not lend itself to lavish dinner parties (like the ones you might imagine take place at the Watergate). Both bedrooms are of a decent size and each has access to the private balcony. The one glimmer of color (the apartment is dominated by white and beige) are the wood doors and built-ins in the master bedroom.

AmenitiesAside from the huge balcony and amazing views, the Watergate has a very nice community pool. There is also a laundry room in the building and pets are allowed. And perhaps the best amenity is wowing people when they hear the place that you call home.
Bottom LineThe entire apartment is in need of some color (read: paint job), but the views and the location make up for that. For anyone that entertains and can meet the monthly payments, it is the perfect unit in an infamous building.

I think you can get better properties in a much more convenient location in AU Park.
