The Lacey:
Contemporary Condos for the Stylish Buyer

The Lacey, a brand new 26-unit condo development at 11th Street and Florida Avenue, is perhaps the only condo in DC that pays homage to a restaurant. Not only is it located right next to the famed Florida Avenue Grill, but it is also named in honor of the restaurant’s long-time proprietors, Lacey Wilson Sr. and Lacey Wilson Jr. However the connections end there as The Lacey, with its box-like façade of glass, steel and concrete seems to be ushering in a new contemporary look to this historic DC neighborhood.

Location

The Lacey is located at 2250 11th Street on the corner of Florida Avenue and 11th Street (see map here). The development sits on the border of Columbia Heights and the U Street Corridor. It is about three blocks from the U Street/Cardozo Metro station on the green line, and about five blocks east of Meridian Hill park. The development’s location (and the look) appeal to a buyer that wants to live within shouting distance of one of DC’s liveliest areas, the U Street Corridor. Shops, restaurants, and nightlife are right at The Lacey’s doorstep.

Living Space

The Lacey was designed by Division1 Architects, a DC-based architecture firm founded in 1994 that also designed The Drost, a condo development at 2106 10th Street NW, and Lima, a restaurant and lounge at 1401 K Street.

The architecture differs from most other developments in the area, as Division1 took a very contemporary approach to designing The Lacey. From the outside, it looks as though boxes were stacked on top of one another. DC Modern Living magazine compared the design to that of Dutch artist Piet Mondrian who used a similar format with his art. 

Approximately half of the units are still on the market with prices ranging from $333,000 to $899,000. The condos, which are set to deliver in January 2009, range in size from 554 to just over 2,000 square feet and the condo fees are anywhere from $246 to $474 a month.

There are four duplexes on the street level (two are still available) and each will have a front yard. Most of the units at The Lacey have some sort of outdoor space, be it a balcony or private roof deck. 

The condos have a flexible sliding glass system that separates the bedroom space from the living space and serves as a substitute for a wall. “We incorporated glass and concrete throughout the development’s four stories, so that there would be a clean design break from the surrounding Federal-style townhouses,” Division1 architect Ali R. Honarkar told UrbanTurf.

Honarkar noted that most of the bedrooms at the development are larger than comparable units in nearby developments, and many have a two-tiered ceiling where one section is much higher than the other, so that light can filter through.

Parking & Transportation

There are thirteen parking spaces available for residents behind The Lacey. The spaces are $40,000 apiece, and are currently just offered to buyers of the two-bedroom units. 

As noted above, The Lacey is about three blocks north (a five-minute walk) of the U Street/Cardozo Metro station on the green line. The 66 bus line also runs along 11th Street to downtown.

Bottom Line

The condos at The Lacey are meant for a very particular buyer who puts design and style right up there with comfort of living. If you fit that mold, then these are the condos for you.

This 1,360 square-foot two-bedroom duplex is on the first floor, but does not have one of the sought-after front yards that comes with some first-floor units. Both bedrooms are on the first floor and the living area and kitchen are on the second. The floorplan is available here.
