New Development Profiles
CityVista:
So Convenient, You May Never Leave
It is not in the trendiest location in DC, but the CityVista development has made Mount Vernon Square a destination for home buyers by bringing amenities and services to their doorstep. With a gym, grocery store, and wildly popular coffee shop in the development, residents have little need to ever go outside. “When I get home that’s it,” a current resident told UrbanTurf. “I don’t need to go anywhere.”
Location
CityVista is located at 1045 5th Street NW between K and L Streets (see map here) in the Mount Vernon Square neighborhood. In the CityVista complex there is a Safeway, Results Gym, a brand new Busboys and Poets as well as a hardware store and dry cleaners. It is two blocks from the Washington Convention Center and four blocks from Gallery Place in the heart of DC’s Penn Quarter.
Living Space
CityVista consists of three buildings – the 149-unit L tower, the 292-unit K tower and the 224-unit V apartment building. The project was built by Lowe Enterprises in conjunction with the CIM Group, Neighborhood Development Company, and Bundy Development Corporation.
Only one unit remains for sale in the L condominiums and approximately 50 percent of the units in the K condominiums are still on the market. There are one and two-bedroom units available in the K that range in size from 700 square feet to 1,500 square feet. The condo fees are between $250 and $600 per month depending on the size of your unit.
Most of the units at the K have floor-to-ceiling windows and a number have some sort of balcony or terrace space. Depending on the unit, the views are either of 5th Street, L Street, K Street or the one-acre Vista Green park in the middle of the development.
There are a variety of floorplans for the one and two-bedroom units, but virtually all of them have kitchens that flow seamlessly into a living area with the bedroom(s) off to the left. The kitchens are outfitted with the usual package of stainless steel appliances, granite countertops and most have some sort of island. All the units have a washer/dryer and hardwood floors.
Price Range for Available Units
| One Bedrooms | Starting in the high $300,000s |
|---|---|
| Two Bedrooms | Starting in the low $500,000s |
Parking & Transportation
The development has two levels of underground parking reserved for residents. Depending on the unit, a space is included in the list price. Some of the spaces are tandem spots (where cars are parked back to back) which means that it would be helpful if the owners knew one another.
CityVista is about a two-block walk from the Convention Center Metro stop on the green and yellow line, and a four-block walk from the green, yellow and red line at Gallery Place. The P6 bus line stops in front of the development, and runs downtown.
Bottom Line
Sean McCue and his wife moved into their two-bedroom unit at CityVista in August. They were the fifth group to move in to K, and while McCue, who also looked at The Metropole, admitted there were a few growing pains he has no regrets. “We are very pleased with every aspect of our unit,” he told UrbanTurf. “I have also been surprised that the prices are virtually the same as when we bought two years ago.”
