Butterfield House:
New Condos With Capitol Hill Charm

While Butterfield House looks like it has been in Capitol Hill for years, the red-brick development was actually built from the ground up in 2007 on the site of a former gas station.  However, it fits in so well with the row houses of the neighborhood, that it is almost impossible to tell that it is new construction. Butterfield House has been cited by the National Building Museum for its design, and may soon be added to DC’s Best Address book. Add in the fact that the prices are dropping on the remaining six units, and you have some of the most attractive condos on the market in DC.

Location

Butterfield House is located at 1020 Pennsylvania Avenue SE (see map here) on the corner of 11th Street and Pennsylvania Avenue. It is in the heart of Capitol Hill and just two blocks from Eastern Market and ten blocks from the Capitol and Library of Congress. In fact, you can see the Capitol looming at the end of Pennsylvania Avenue when you are on the steps of Butterfield House. WalkScore gave the address a score of 97 out of 100, making it worthy of a “Walker’s Paradise” designation.

Living Space

Butterfield House is a six-story, red-brick Victorian mansion with 28 individual condo units. The property was designed by Sassan Gharai of Bethesda-based SGA Companies. On the firm’s site, Gharai noted that the traditional design of Butterfield House was inspired by the Gothic revival work of English architect William Butterfield.

Of the 28 total units, six are still on the market: two one-bedrooms, three two-bedrooms, and one three-bedroom. The units range in size from approximately 500 square feet to 2,000 square feet.

Each condo in Butterfield House has a very traditional floorplan. The focal point for the one and two-bedroom condos is the living room/dining room area, with the bedrooms and kitchen shooting off of that space. Gharai designed this area in such a way that the two sections of the room felt separate. “The builder wanted to make sure that there was enough space for a dining room table in every unit,” Andrew Riguzzi of DCRealEstate.com told UrbanTurf. 

Each unit has cherry hardwood floors and a custom kitchen with all stainless steel appliances. The bedrooms are not exceptionally large, but big enough to fit a queen bed, small bedside table and a wardrobe.  Each unit has a washer/dryer and all the remaining units have a balcony.

Parking & Transportation

Butterfield House has outdoor parking spaces available for $35,000 and an underground parking garage where spaces range from $45,000-$50,000. Capitol Hill is not a very easy place to find street parking, so investing in a space is not a bad idea. 

The development is about a six-minute walk from the Eastern Market Metro station on the blue and orange lines and about a thirty-minute walk from Union Station. Residents of Butterfield House get a 50 percent discount on a Zipcar membership, so they only pay about $25 for the year. Zipcars are available at a rate of $9/hour or $60/day.

Bottom Line

Back in February, one-bedrooms at Butterfield were priced starting at $339,000, a slight discount from their original listing price of $350,000. Last weekend, they were going for $309,000. It looks like the clearance sale is on at Butterfield, so if you are currently in the market, you can get a very nice condo at quite a discount.

This 540 square-foot one-bedroom, one-bath unit has had its price reduced by over $40,000 since it was initially listed. The condo has a very open feel and gets a lot of natural light.     It’s actually easy to find parking in this part of Capitol Hill.  $35k for a space isn’t worth it unless you have a car that costs at least 3x that.
