What Does $625K Buy You in DC?

by Rebecca Ortega

In place of Best New Listings this week, we look at properties in the $625,000 range to give readers an idea as to what type of home this price point offers in DC.

Two-Bedroom Condo in Gated Community Across From Meridian Hill Park

image

This two-bedroom condo is located in the gated community known as Beekman Place across 16th Street from Meridian Hill Park. In addition to the safety and security that the community provides, the unit itself has just over 1,200 square feet of living space and comes with two parking spaces. There are two bedrooms on the second level, along with two full baths, and a half bath on the first floor. The kitchen was recently renovated and the living room is open with a wood-burning fireplace. For the full listing, click here.

Renovated Three-Bedroom Row House Off H Street

image

This three-bedroom row house near the H Street Corridor is all about the features that it offers. It has hardwood floors and restored wood molding in every room. The kitchen has high-end appliances, and there is a skylight at the top of the stairs. Out back there is a brick patio and the basement has been finished and could be a good family room. While the property does have central AC and gas heating, those looking to utilize the old-world charm of the home may opt to use the radiator heaters. For the full listing, click here.

Four-Bedroom Unit in Shaw Row House

The Victorian row house in Shaw where this unit is located was fully renovated in 2005. The main level has two bedrooms and two full bathrooms; the basement-level also has two bedrooms, but just one full bath. Both levels have a washer/dryer, and are connected by an interior staircase, but each has a separate entrance making one section of the unit a rental possibilty. A deeded, off-street parking space is included in the list price and the $227 monthly HOA fees are fairly low for DC. For the full listing, click here.

Note: This listing is not for the entire house.

On the row house in Shaw: if you’re buying the whole row house, why would there be any condo fees?  I’ve heard of that when the house is divided up into separately-owned units, but never in a case like this.

@ Rob—You are not buying the whole house if you buy the Shaw listing. I am pretty sure that there is another unit in the house that is not for sale.

I’m pretty confused by this as well… the address says 1811 8th Street NW, #1. So is Unit #1 a condo that is further seperated into 2 units? Never seen this before…

    Rob/Jasom,

We have revised the post to more clearly state that you are not buying two units with the Shaw property, rather one unit that has two levels. Each level with two bedrooms.

    Apologies for the confusion.

I don’t get it.  The Shaw house is so overpriced and definitely not staged to sell.  Completely ordinary.

The place near H Street seems the best bet by far. The Shaw one is way overpriced (and, agreed, staged poorly), the Meridian Park one is nice but HATE those floors and its still only got 2 bedrooms. Plus, though its a gated community, isn’t the general Meridian Park area still not quite safe enough to justify the premium over H Street (per sqft)?

Lots more going on in the H Street area (nightlife, new development), lots more house for your buck and it’s staged really nicely.

For $625K, you could go to Petworth, buy a 2,200 sq. ft. (or larger) house @ $525K with off-street parking, have $100K budget for a nice renovation, and still be close to all the action.
