The condo also has a fireplace and the building has a roof deck, but the listing price does not include a parking space, so if the eventual buyer has a car they may be circling the block at night looking for a spot.     Great post! Yes, neighborhood location does play a large role in DC real estate prices. EYA is selling new four-level townhomes with garage parking at Chancellor’s Row in this same $500,000+/- price point (steps from the Taylor Street NE listing here) - while the same size EYA home goes for the mid $600s on Capitol Hill at Capitol Quarter.

    As an aside, EYA’s homes in DC are built to LEED standards.  This is a huge savings for home buyers in their long term energy expenditures and home maintenance costs. The renovated historic homes are charming and beautiful, but there is benefit to buying new construction where it’s available.

    I agree that buying new homes can save money on utilities.  1008 Taylor however was taken to the bones and insulated with R-13 and R-30 insulation with brand new systems…so while it’s not LEED Certified, it is essentially a new home in an old shell.  Martin
