What $400,000 Buys You in DC
In What X Buys You this week, UrbanTurf takes a look at properties on the market in the $383,000 to $400,000 range to give readers an idea of what type of homes are available in this price point in the DC area.

Four-Bedroom House For Sale or For Rent
This four-bedroom home sits on top of a large, sloping lot across from the Langdon Park Recreation Center in Northeast DC. The listing boasts a large attic, spacious kitchen deck and hardwood floors, but the photos and listing don’t reveal too much about the interior. One agent noted that the floors are uneven, but the basement is finished and has a separate entrance, and the home has a driveway and carport. The listing is available both for either purchase or for rent.

787 Square-Foot One-Bedroom in Capitol Riverfront
This one-bedroom condo is in the Velocity, a high-end building in Capitol Riverfront that was built in 2009. The building’s proximity to Barracks Row and Nationals Stadium are also big selling points.

I wonder if the home in NE is a foreclosure. There is only one picture of the home…I would fire that agent.
Estate Sales! Having purchased many properties over the years from all parts of DC I have found that the real deals can be found via the estate sale market and understanding how probates work. Not the easiest route but definitely the most rewarding. Some involve a little work but most of the time it’s light cosmetic issues and you can usually find something with quite a bit of equity in it. They make for good starter homes and building equity from the start.
