From the front, this Palisades bungalow looks like a modest, one-story home with a small attic. However, a rear addition added significant square footage to the MacArthur Boulevard listing. On the main level, the addition provided space for a large dining and family room area. Upstairs, there are a total of three bedrooms, two of which came as a result of the renovation. The lower level has a carpeted area that could be a fourth bedroom or family room, and one unfinished room.

This four-bedroom was last on the market in 2008, and has been well-maintained with historic details like a fireplace and original heart-of-pine floors. The location just a block from Eastern Market is convenient, and makes the two off-street parking spaces both useful and critical. The basement unit, which has exposed brick walls and brick floors, is currently occupied, and the new owners would likely be buying the lease as well (though buyer beware: the unit does not have a separate Certificate of Occupancy.)

A Contemporary Home in Cabin John

With its peaked roof and siding, this Cabin John four-bedroom has a facade that seems to fit in to a typical suburban neighborhood. However, built in 1987, the home is a bit more contemporary and adventurous than it first appears. The layout is open and bright, with many two-story areas, and many of the rooms are brightened by skylights. The backyard is lush and private.

    Are you sure that the house on the Hill has a legal basement rental?  The listing says, “in-law suite” and I’m not sure that I saw a front and a back entrance.  While I know that you can have a window that would work for the 2nd egress, I didn’t see one in the photos that seem like it would suffice as that 2nd egress.  Could anyone clarify that point?

    Yes, you are correct. We double-checked with the agent and it is an in-law suite not a legal rental.

    Hi Kelly, I wanted to say that my question had nothing to do with suggesting that your listing was “suspect” in any way, so I apologize if you might have thought so.  Your listing, in fact, represented it fairly (indicating that it was an in-law suite), while it was the article that mentioned it was a “legal” property, which suggests there is a CofO.  I thought it was important to clarify, since sometime those things get tossed around.

    As for the house, I think the photos look lovely and, friends of mine just bought a house, part of me wishes this had been on the market a couple of weeks earler because it would have been a great option for them.

    Kelly—Urban Turf just did an article today about what to do if you are about to buy a house with an illegal rental unit. There is very much something to “beware of”. All it takes is one upset neighbor or tenant to report you and your looking at some significant fines and even more money to get the unit in a legal status with proper egress and ceiling height. The sellers could take a legit hit on the price for not having the C of O and putting the buyers in a potentially legal/financial nightmare.
