Where Dupont Circle is surrounded by shops, bus stops, and general activity, Logan Circle is nestled in the midst of stately, enormous Victorians, many of which have been divided into condos and apartments. This listing is the penthouse of one such Victorian. The condo has a fireplace, a skylight, a walk-in closet and a 1,000-square-foot private roof deck. The layout allows for some interesting spaces, including a breakfast nook and a reading nook in the den.

The most notable feature of this Rosslyn two-bedroom condo is its amazing view into DC; the owners can sit on the balcony or look out the wall of windows to see the Potomac River, Lincoln Memorial, Washington Monument and much of the rest of downtown. The unit feels fairly modern and sleek, but the monthly fees are on the high side at $1,086 per month.

Brick and Irregular Angles in Bethesda

Brick rowhouses are common in the District; less common are all-brick mid-century homes in the suburbs. This Bethesda home’s facade has sharp angles, cylindrical surfaces, few windows and is 100 percent brick. The interior reflects the unusual exterior, with angled ceilings, a sunroom with exposed brick walls, and more windows looking out into the private and woodsy backyard. With over 4,000 square feet, there are some cool spaces, including a lofted sitting area at the top of the house.

Castle-Like Corner Unit in Capitol Hill

With turrets, Juliet balconies and spiky ornamentation, this Capitol Hill home’s facade has a vaguely medieval feel. Located on the corner of a triangular block, the four-bedroom listing has an unusual, non-rectangular layout that allows for an oversized living room and master bedroom. The lower level is finished in a cave-like fashion, with walls of exposed brick.     The Logan Circle unit seems over-priced.  Unit #8 in that building, which is mostly a mirror-image of #7, went under contract about a month ago for $46,000 less than what the owner of Unit #7 is asking.  Unit #8 had brand new bathrooms, whereas #7 does not.  And the building jogs on the alley side, so that Unit #7 has a smaller master bedroom and bathroom.  I know that the market is on an upward trajectory, but a 5% increase in just 30 days for an inferior unit doesn’t make sense.  They’re asking too much.

    Agreed with Gus. The owner tried to sell it about a year ago for 1.3 mil. At least, he’s getting closer, but still off the mark.

    As regards #7 on Logan Circle:  Naw, he’ll get his asking price within two weeks.
