UrbanTurf Reader Asks: Two-Bedroom Rental Debate: Mount Pleasant or Capitol Hill

In this week’s installment of UrbanTurf Reader Asks, a reader moving to the District who has been analyzing the prices for two-bedroom rentals in Capitol Hill and Mount Pleasant wants to get some reader feedback about which neighborhood offers the better rental bargain.

I will be moving to the District with my fiance in a few months, so we have been comparing rental rates on two-bedroom places in our favorite DC neighborhoods: Mount Pleasant and Capitol Hill. Surprisingly, at least to us, we are finding that rents in Capitol Hill, even around Eastern Market where we hope to live, are less expensive for the most part than comparable rentals in Mount Pleasant. Using Craigslist, we ballparked rent for a two-bedroom on the Hill at around $2,200 and in Mount Pleasant that average looks to be about $300 to $400 higher. I would love to hear from readers that rent places this size in the neighborhoods if these numbers seem accurate to them.

    Just finding a 2-br rental in Mt. Pleasant seems like a feat these days. I have been looking with my roommate for the past couple weeks and have found few options.

    The numbers you quote sound about right to me. If you want to live within a couple blocks of Eastern Market you will pay a premium, but Mt. Pleasant has become so popular that that has pushed the rents up.

    We pay 2150 a month in mount p but from what my friends say that is now a deal!

    I have lived in Columbia Heights (next to Mt. Pleasant) and currently live on Capitol Hill.  I highly recommend the Hill.  First, driving is much easier on the hill.  You are close to 395 and 295.  You can get in and out of the city very easily.  Second, the hill is very accessible.  There are lots of buses and the Red, Orange, and Blue line metros are close by.  Finally, there are many places to eat, drink, shop etc.  You are near H Street, Barracks Row, Mass Avenue, and Pennsylvania Avenue.  Best of Luck.

    I don’t think Capitol Hill is a slam dunk, but you are more likely to get a good deal there than Mt. Pleasant. I see three two-bedrooms for rent in all of that neighborhood on Craigslist right now.

    I recently moved to Mt. Pleasant and absolutely love it.  Although it’s a little removed from the more central neighborhoods of dupont and logan, it is extremely convenient for going out anywhere in NW.  We considered moving to the hill but, as nice as it is, we have had friends move there that we rarely see anymore - it’s much more self-contained.  Mt P is it’s own neighborhood but it’s also much better connected to the park and other NW neighborhoods.  BTW -here’s a listing for a 2BR in my building in Mt P: http://washingtondc.craigslist.org/doc/apa/2206392590.html

    I lived in Capitol Hill for 6 months.  Georgetown for 3 years.  And now Mt Pleasant for a year and a half.

    I don’t feel removed from Dupont or Logan at all.  I’m a block from 16th and can easily can get on the S1, S2, S4, or S9 bus and be in Logan for about 10 minutes.  Or similarly walk to Mt Pleasnt st and hop on the 42 and be in Dupont in also 10 minutes.  Both of those neighborhoods are also about a 10 minute drive from my house.

    To Georgetown, I hop on Rock Creek Parkway, and I’m there in 15 minutes.  I think there’s also a bus that I can take, but I always just drive.

    To get to U St, I walk to Columbia heights metro and go 2 stops.  to Chinatown, it’s maybe 4-5 stops.  I think Mt Pleasant is really convenient.

    I think Capitol Hill is more removed from the happening neighborhoods in DC than Mt Pleasant is.  When I lived on the hill, I always had a hard time getting people to come visit me.  That neighborhood is DEAD, even on the weekends.  It’s a great place to live if you have toddlers and dogs.

    The couple looking for a place may be okay on the Hill. It’s romantic.  They can go to Eastern Market, etc…  and I’m sure they’ll probably be in nesting mode.

    I agree with ‘former Georgetowner’; I lived with my husband in a one-bedroom English basement in Mt. Pleasant for the last three years; we recently purchased a house in Petworth and had to leave the neighborhood. Mt. P is connected to everything, has multiple transit options, and provides the fantastic reality of feeling like a small town within a large city. I think rents are higher in Mt. P than CH for two reasons:  higher demand in Mt. P (Capitol Hill is wonderful, but Mt. P is more hip and accessible); and limited supply. Mt. Pleasant is a relatively small neighborhood, and pushed right up next to the park. Capitol Hill is a large neighborhood, with a lot more supply. I would go with Mt. Pleasant—but if you want to live there, you may have to consider a one-bedroom. Also, Mt. P has the BEST farmers’ market in the city from May to November! http://www.mtpfm.org

    Yeah, I have to give the edge to MtP.  It’s the perfect balance of everything.  It’s super close to the shopping and metro in CH and the clubs and restaurants in AM and U St, but once you’re in MtP, they feel like they’re miles away.  It’s also right next to the park and the zoo, and Rock Creek Pkwy makes getting in and out of the city a breeze.  I know it’s cliche by now, but it truly does feel like living in a small town with all the convenience of a big city.  I feel that the Hill, on the other hand, is too cut off from the rest of the city.  Once you’re on the Hill, you’re on the Hill.  And while the area around Eastern Market is lovely, it’s a madhouse on weekends when the rest of the city makes the trek over there to do their shopping.

    Oh and one last thing.  One important area (for me, anyway) where the Hill had a big upperhand is in coffeeshops.  Peregrine is a gem.  However, it appears that MtP is evening the score in that department.  Flying Fish Coffee and Tea is slated to open on MtP Street in the near future, and they’ll be serving Counter Culture Coffee!  Yeay!!

    There is a reason you never see your friends that moved to the Hill. They don’t have to leave the Hill to go out. I don’t mean that to be nasty. When the options are go to cool restaurant/bars on H/Barracks/Penn or try and drive east/west and go to similar restaurants in this city..the answer is easy.

    Disclaimer: I live on the hill and walk everywhere. I haven’t been out in NW in a long long time. I think the question the renters need to ask are 1) What kind of nightlife scene are they looking for?

    Mt Pleasant has Rock Creek Park going for it (not a small thing), and yes it’s quaint and well connected. But we moved from Mt P. to Capitol Hill (eastern end south of H street), and haven’t looked back. I think North Capitol Hill, with the unbelievable stuff happening on H and walking distance to Eastern Market and Lincoln park, offers the best value in the city right now.

    Most people who have limited themselves to NW have no idea how close Capitol Hill is to everything. To give you some idea, every day I ride my bicycle to work in Georgetown. It takes about 20-25 minutes. I bike to Mount Pleasant to meet friends all the time in about 20 minutes, and the more I do it the more they reciprocate.
