Under Contract: Two-Bedroom in Dupont Under $300K, Four-Bedroom Unicorn in Logan

Dupont Two-Bedroom For Under $300K

We selected this two-bedroom unit as our Deal of the Week a few weeks ago because of the eye-popping price for two bedrooms in such a central location. Granted, it is a basement unit, which a number of commenters said would be a deal-breaker for them. Evidently not everyone feels that way, though, as the unit went under contract in under three weeks.


One-Bedroom Penthouse on Logan Circle (With Parking)

This one-bedroom penthouse in Logan Circle was also a Deal of the Week. In addition to being right on the circle itself, the unit included a parking spot. It also has a gas fireplace, skylight, hardwood floors and an in-unit washer/dryer, and even with the parking space, the condo fee is low. A buyer snapped it up in less than a week.


Top Floor Four-Bedroom Condo in Logan Circle For Under $650,000

In a previous article this week we characterized three-bedroom condos as “real estate’s unicorn” due to their rarity in DC. Well this Logan Circle condo actually has four bedrooms. The floorplan is fairly open and modern and the kitchen has been updated, as have the bathrooms. With 1,400 total square feet, the bedrooms must not be very big, but at $649,000 (with parking), we considered it one of the Best New Listings just last week. Apparently a buyer agreed. Sold in seven days.


Three-Bedroom “Classic Star” in Brightwood

The listing agent dubbed this three-bedroom in Brightwood a “Classic Star”, and we selected it for Best Open Houses a few weeks ago. The main level has a spacious living room with the original French doors, two fireplaces, a dining room and an updated kitchen. The master bedroom has been expanded and the lower lever has a separate family room.


Columbia Heights Three-Bedroom Row House With Rentable Unit

This three-bedroom Victorian was one of our Best Open Houses just last week. Since then it has gone under contract after, it appears, a price increase of $15,000. We liked the fact that its condition was not due to a renovation, but instead good old-fashioned care and maintenance over the years. It still has the original heart of pine and oak floors, five-panel doors and staircase. We also figured buyers would like the option of renting out the ground-floor in-law suite, which could probably contribute $1,200 a month to the mortgage. It went under contract in about a week.

    $479/sqft for the Dupont 2 bedroom is a good, relatively strong price for this kind of unconventional space and with a steep $353 HOA fee. I think the seller did pretty well here.

    $685/sqft for the Logan 1 bedroom seems like it must have been a very very fine spot, even at $640/sqft after backing out the parking spot at $25,000. The $185 condo fee is great. Seems like a good sign for the 1 bedroom market.

    $463/sqft for the Unicorn is more like commodity pricing especially at $445 after backing out the parking place and the super tiny HOA fee of $200. Someone could convert it back to a 2 bedroom and still do well.
