Under Contract is fully stocked this week as a number of properties featured on UrbanTurf have either gone under contract or the listing status has changed to sales pending in the last ten days.


The McInturff Touch Just Outside DC

Last week, UrbanTurf featured this Mark McInturff-renovated home off River Road about a mile from the Friendship Heights Metro station. The kitchen, living and dining areas of the four-bedroom listing were renovated by the local architect, and his touch can be seen in the openness of the living space as well as the wall of windows that flood the back of the house with light. In addition to four bedrooms, the home has a study off of the kitchen, a large family room on the lower level that leads out to the back patio, and two patios on the edge of a landscaped backyard. The listing was on the market for about ten days before a sale was pending on it.

Five-Bedroom Farmhouse in The Palisades

This five-bedroom farmhouse in The Palisades was very popular with the UrbanTurf audience when we featured it earlier this week, and there is now a sale pending on it after just six days on the market. The home has a large front porch, a screened porch on the first level, and an enclosed porch on the second floor. There are also three bedrooms on the second level and the third floor is made up almost entirely of a master suite with a bathroom and balcony. The home also has a large lower level and a two-car garage in back.

Former Rooming House Turned Five-Bedroom Capitol Hill Home

UrbanTurf used to have a feature called If I Had A $1 Million where we would highlight a luxury seven-figure home on the market, and this five-bedroom house would probably be included in that feature if we still ran it.

Originally a rooming house on Capitol Hill, the current owners converted it into a four-bedroom home with a one-bedroom, one-bath rental unit on the ground level. The two features that UrbanTurf liked the most about the listing were the roof deck that takes up the rear half of the top floor, and the separate studio in the backyard, which has loft space and a bathroom. It was on the market for just under two weeks.

Three-Bedroom Renovated Bungalow in Michigan Park

This three-bedroom bungalow in Michigan Park is typical of the housing stock in the northeast neighborhood, but unlike a lot of homes in the area it has undergone extensive upgrades in the past couple years including a new kitchen, a finished basement, and a new central A/C system. (However, the original wood-burning fireplace and hardwood floors have been preserved.) The deep backyard and front porch are similar to what one might see in upper northwest DC, but the price is about a third of what a home in those areas cost. It was on the market for almost exactly one month.

One-Bedroom Unit in The Ambassador in Dupont Circle

This 644 square-foot one-bedroom unit is located in The Ambassador at the corner of 16th and S Streets NW. The 33-unit building was renovated in 2003, and the unit itself has been newly painted and has new carpet, as well as a full wall of windows, and a large living room. The original asking price was typical of what one-bedrooms of this size are priced for in Dupont Circle, but it took a $15,000 reduction to find a buyer.
