The Metropole is Ready to Make Deals

For all of you that thought the prices at The Metropole were too high when we wrote about the Logan Circle development in September, it now appears that the prices are dropping.

A reader emailed UrbanTurf and said that after two years, the sales staff at the development has been told that they can begin negotiating prices down. What’s more is that they need sales as soon as possible, and are willing to be very flexible on prices.

The Metropole is located on the corner of 15th and P Streets directly across the street from the area’s Whole Foods Market. One-bedrooms are listed starting at $449,900 and two-bedrooms at $795,900. The development had a very splashy opening party back in September, complete with spotlights, security guards, life-size Oscar statues and hundreds of guests.

    Wait, a ridiculously overpriced, cookie-cutter development at an overbuilt, traffic-nightmare location has decided to START lowering prices after TWO YEARS of poor sales?  Brilliant!  Where do I sign up?!?!

    I’m really happy about this news. I’ll be in the building for a long time so prices don’t really bother me but I’m glad that they are getting real about occupancy.

    @Logic & Sarcasm: Cookie-cutter? Have you ever been inside? It’s about as far from cookie-cutter as you can get in a city condo. That’s one of the reasons I bought. And “traffic-nightmare” location? The location is perfect. I looked all over the city and to me it’s the best in DC. I walk to work, though—it sounds like you drive a lot so you might want to avoid Logan, Dupont, Georgetown, Foggy Bottom…and most of the rest of the city.

    No offense to the person that lives in the Metropole, but Metropolis Development Company is run by a bunch of idiots. They are very unethical too. I was an original buyer in 2005 but got out of my contract. They tried to stop me but had no legal standing. Their prices are outlandish. The 630 square foot units are a joke. The entire living room is the same as the kitchen. You have to decide whether to put a couch or small kitchen table- can’t do both. Oh and there is no place to put a TV because you would have to watch from a couch that would then block your kitchen sink. The building has been a disaster from start to finish. Do a google search and see how many liens the building has had on it. I feel bad for the people who went through with settlement. They all got screwed.

    No offense taken—Metropolis is out of business now (karma?) and they don’t affect me in the slightest. I’ve got a 1500 sqft unit so I can’t comment on the smaller ones, apart from saying that I’ve seen one set up really nicely thanks to professional interior design. It’s actually really cozy.

    Anyway, I love living at this location and I’m not concerned about short-term price fluctuations so I didn’t get “screwed” at all. I’m happy that you got out, though. Good luck.
