The Matisse: Not Your Average Boutique Condo

The Matisse, a new condo project that went on sale on the eastern edge of Logan Circle a week ago, stands out for a couple reasons. For one, the project consists of just two units, an anomaly in a city where townhome condo projects are at least four units. It is also brand new construction, a rarity for a project this small in the city. Built by the husband and wife developer team K. Miller Properties, the project is already attracting its fair share of attention: 50 groups showed up to the open house last Sunday.

Location - 1502 10th Street NW (map)

Living Space - The one-bedroom (just over 800 square feet) is on the first level and the 1,600 square-foot penthouse unit is on the upper levels. Both have extensive closet space, Elfa closet systems, and practically-designed kitchens with drawers for the storage of pots and pans. Each also has private outdoor space: the lower level unit has a patio and the upper unit has both a full walkout balcony off the master bedroom, and a roof deck with 360 degree city views. The penthouse unit also has 11+ foot ceilings, a rain shower and corner whirlpool tub. Developer Kelly Smith told UrbanTurf that Henri Matisse often captured cozy home interiors in his paintings, so it felt fitting to name the development after him.

Price Range - The one-bedroom is listed for $414,900 ($104 condo fee) and the two-bedroom is listed for $699,900 ($227 condo fee).

Parking - The units do not include parking, but The Matisse is just two blocks from the Shaw-Howard University Metro on the Green Line.

    I showed this property the other day and it is simply amazing! The finishes are high end and it looks like they spared no expense.  The one bedroom unit is tight but has a backyard which is AWESOME.  The two bedroom unit is awesome.  The master suite has a huge bathroom and the bedroom has a balcony and wet bar.  Best feature….....the private roof deck.

    The facade of the Matisse looks great.  I just wish they didn’t use vinyl siding on the sides. It’s such a cheap, suburban cop-out imho.
