The Cheapest One-Bedroom Condos in DC?

UrbanTurf recently got wind of three condo units on the market in Edgewood that could be the least expensive “new” one-bedroom units in the city. The condos range in price from $179,000 to $199,000. They are the remaining condos at the City Suites Condominiums at 315 Evarts Street NE (see map here).

The units are not very big (620 to 630 square feet), but all have large Elfa closets, hardwood floors, washer/dryer, and high ceilings. The building has an outdoor patio area and a very small gym, and parking is available for an additional $10K and an individual storage unit can be purchased for $5K.

The development is FHA-approved, and to sweeten the deal the builder will waive the condo fees ($159/month) for the first year. A few photos of the units are below.

    I live over near Edgewood, and have to say that the neighborhood gets a bad rap. You can find “sweet deals” over here, and this seems like one of them.

    My comment was only about the photo of the dumpster that was probably there when the condos were being built.  Depending on how far from the Rhode Island metro it is, it IS a good deal.

    I went to see these units about 6 months ago… the building is a conversion that was very cheaply done. The floors are uneven, the cheaper models have odd configurations, and no central a.c. Most of the units’ windows look out onto a trash ridden alley, and the homes across the way arent very well kept. There are some very nice streets in Edgewood, put I just cant say this is one of them.

    My point really is that if these units really are a “good deal” they wouldn’t have sat on the market for 300 and something odd days (and counting).
