The Best Open Houses in the DC Area: The Two-Bedroom Edition

by Mark Wellborn

For this week’s installment of Best Open Houses, we look at two-bedroom properties that are opening their doors this weekend. These properties include a two-bedroom loft in Columbia Heights, a two-bedroom condo in a Logan Circle row house and a 1920s bungalow in North Arlington.

Two-Bedroom Loft in Columbia Heights Where the Photos Sell the Unit

image

1464 Harvard Street NW, #11 (see map here)

  • Price: $649,000
  • Bedrooms: Two
  • Bathrooms: 2.5
  • Square Footage: 1,350
  • Price per SF: $480
  • Condo Fees: $387/month

The photos of this two-bedroom + den condo in Columbia Heights may be the best advertisement for a listing that we have seen in awhile. The open floor plan has double-height ceilings, Brazilian cherry hardwood floors and a huge wall of south-facing windows, and the duplex loft has three outdoor spaces including a private roof deck. The in-suite master bathroom is quite spacious and has a glass enclosed over-sized walk-in shower. In addition to a washer/dryer, custom window shades, and a built-in security system, the owner has installed a central air purifier and humidifier. This unit comes with a tandem garage parking space that fits two cars. The open house is Sunday, September 20th from 1 to 4pm. For the full listing, click here.

Two-Bedroom Condo in Row House in Logan Circle

image

1441 Rhode Island Avenue NW, #121 (see map here)

  • Price: $620,000
  • Bedrooms: Two
  • Bathrooms: Two
  • Square Footage: 1,048
  • Price per SF: $591

This two-bedroom condo is located in a converted row house attached to a mid-size condo development in Logan Circle. At just over 1,000 square feet, the unit has a cozy dining area next to a living room with a large bay window. The kitchen has a large island and stainless steel appliances. The master bedroom looks out on a gated patio area and, with an 11-foot wide closet, offers a ton of storage space. The unit has rather high condo fees, but they include access to many of the amenities located in the main building (fitness center, front desk services, and parking garage). The open house is Sunday, September 20th from 12 to 2pm. For the full listing, click here.

1920s Bungalow in North Arlington

image

3461 13th Street North Arlington, VA (see map here)

  • Price: $599,000
  • Bedrooms: Two
  • Bathrooms: One
  • Year Built: 1925

This two-bedroom bungalow in North Arlington would probably not be the attractive property that it is without the addition of the great room that you see in the photo above. The room has cathedral ceilings and windows virtually everywhere which make it an ideal space to relax regardless of the season. In addition to the new room, the home has a living room and dining room on the main level with hardwood floors throughout. In the rear of the home is a a patio and a one-car garage. The open house is Sunday, September 20th from 1 to 4pm. For the full listing, click here.

What’s up with the ridiculous condo fees?  The Columbia Heights condo fee is over $300 and there’s no pool or fitness center.  And the DC condo at over $600 is insane.  A fitness center and parking garage is not enough to justify this. With that fee, a pool and free utilities should also be included.

These are typical monthly condo fees in the District. For parking you pay a premium, but in my two-month search for a new home, these are fairly on point.

That bungalow in Clarendon looks great.
