The Best New Listings in the DC Area

by Mark Wellborn

This week’s best new listings in the DC area include a three-bedroom Victorian on a tree-lined street in Columbia Heights, a four-bedroom row house in Capitol Hill with a huge master suite and a large Soho-style loft in Clarendon.

Three-Bedroom Victorian on a Tree-Lined Street in Columbia Heights

image

1518 Monroe Street NW (see map here)

  • Price: $659,000
  • Bedrooms: Three
  • Bathrooms: 2.5
  • Year Built: 1909

We are beginning to think that the best homes for the money in DC are in Mount Pleasant and Columbia Heights. This three-bedroom Victorian townhouse is on a tree-lined block in Columbia Heights that has its own block association. The home has a renovated kitchen, a separate dining room with a fireplace, a spacious lower-level family room, a private patio, and parking for two cars. There is also a large master bedroom (see photo above) that has a great sitting area. For the full listing, click here.

Four-Bedroom Row House in Capitol Hill With Enormous Master Suite

image

404 7th Street NE (see map here)

  • Price: $829,900
  • Bedrooms: Four
  • Bathrooms: Three
  • Year Built: 1910

This four-bedroom row house in Capitol Hill does not have the largest main level, but it does have one of the largest master suites that we have seen in DC. The master bedroom takes up the entire top floor of the home and has an area that could easily serve as another living room. There are hardwood floors throughout the home as well as three good-sized bedrooms, a den and a large back deck. For the full listing, click here.

Large “Soho-style” Loft in Clarendon

image

1600 Clarendon Boulevard, Unit W211, Arlington, VA (see map here)

  • Price: $536,000
  • Bedrooms: Zero
  • Bathrooms: One
  • Square Footage: 938
  • Price per SF: $571

From the photo above, you might think that this loft is somewhere on Church Street in Logan Circle, but it is actually across the Potomac in Clarendon. The 940 square-foot loft is in The Wooster and Mercer Lofts and has 10’ ceilings, wide plank hardwood floors, huge windows, and an enormous living space. The building has a gym and a pool, and the listing price includes a garage parking space. For the full listing, click here.

Just for the record, the Wooster & Mercer is on Clarendon Blvd, but not IN Clarendon by any means. It’s a good mile from Clarendon, about a 1/2 mile from Court House & Rosslyn Metro stops.

I went to the open house at 1518 Monroe and heard a number of groups trying to figure out what they wanted to offer.

Wow, over a half million dollars for a studio in Arlington?!  I think I’ll pass.  You can get a really nice 2 bedroom condo in a good neighborhood in DC for that price!

The price for the place in Arlington may be high, but it is also hard to categorize a 950 square-foot loft as a studio. The Wooster and Mercer Lofts are also uber-nice with a sweet gym and pool.

It’s frustrating how little inventory is coming on the market these days in DC, particularly in Logan-Dupont-Woodley!
